Tenancy Selection Process
At Casey Central Real Estate Narre Warren South we are confident that we provide the most thorough tenancy selection processes in Australia. We use the most advanced selection processes which include nationwide database searches, previous rental history, employment and reference verification, but most importantly we offer an additional unique screening procedure that no other real estate agency provides.
With written approval from prospective tenants, we will inspect their current residence to ensure no stone is left unturned and that their reference check from their previous rental history is still accurate. This also gives us peace of mind knowing that we have taken the extra step to ensure we have selected the best possible tenant for your investment property.
At Casey Central Real Estate we encourage tenants to pay their rent using whatever method they choose, as this ensures your rent will be paid on time with no excuses. We offer several methods of payment. Tenants can pay their rent via credit card in person at the office, by internet banking, cheque, or by cash in the office if they choose to do so.
We pay our landlords daily, weekly, fortnightly or monthly to ensure you have the best chance to receive your rental payments as soon as possible.
At Casey Central Real Estate the first routine inspection is conducted in the first 3 months to ensure your tenant is maintaining the property, and to check if any maintenance is required. After this, routine inspections are carried out on a 6-monthly basis. You will be invited by your property management team to attend the routine inspections if you choose to do so. After each inspection you will be emailed a detailed routine inspection report which will also outline maintenance if required.
Most lease agreements are for a 12 month period. Your property management team at Casey Central Real Estate will communicate with you to discuss rent reviews and rent renewals prior to the current lease agreement coming to an end.
At Casey Central Real Estate we always encourage our landlords to take out landlord insurance for their investment property. This is an important step in beginning your journey through investing.
